Florida installation needs moisture management other regions can skip. High humidity, concrete slab construction and air conditioning cycling can buckle or cup poorly installed hardwood within months. We test subfloor moisture, control acclimation time and select the right underlayment on every install.

Engineered hardwood is the right default in Florida. Its cross-ply construction resists humidity-driven movement better than solid hardwood, and once installed it looks the same. For kitchens, high-traffic family rooms or anywhere near water, [LVP](https://jandastonedesigns.com/flooring/luxury-vinyl-plank-lvp/) is the more practical recommendation, and we will tell you plainly which rooms suit real wood.

Why hardwood

## What to know before you choose

### Real wood character

Natural grain variation, knots and color depth that no print layer reproduces, with a patina that develops over time.

### Refinishable

Solid hardwood can be sanded and refinished several times. Engineered hardwood with a thick veneer (3 mm or more) can be refinished once or twice.

### Engineered hardwood

Cross-ply layers with a real hardwood veneer, typically 2 to 5 mm. Floating, glue-down or nail-down. Our default for Florida slab homes.

### Solid hardwood

A single piece, typically 3/4 inch thick, nailed or stapled to a wood subfloor. Not suitable on concrete slab without significant build-up.

### Moisture managed

Subfloor moisture testing, controlled acclimation and the right underlayment on every installation.

FAQ

## Hardwood: common questions

### Can hardwood be installed in a Florida kitchen?

Yes, with moisture management and the right product. Engineered hardwood handles kitchen-adjacent moisture better than solid, but spills must be wiped up immediately. For kitchens with frequent water exposure or young children, LVP is the more practical choice.

### What is the difference between engineered and solid hardwood?

Solid hardwood is a single piece of wood, typically 3/4 inch thick. Engineered hardwood is cross-ply construction with a real wood veneer on top. Solid can be refinished more times. Engineered is more stable in Florida humidity, which is why it is almost always the right choice for slab homes.

### Can hardwood be installed over concrete?

Engineered hardwood, yes, with a moisture barrier and glue-down or floating installation. Solid hardwood is not recommended on concrete without significant subfloor build-up. Most [Polk County](https://jandastonedesigns.com/service-areas/) homes are slab construction.

### How often does hardwood need refinishing?

Solid hardwood typically needs sanding and refinishing every 7 to 10 years in residential use. Surface scratches can often be handled with a screen-and-recoat every 3 to 5 years, without full sanding.

### Will sunlight fade my hardwood?

All hardwood shifts color under UV over the years. Cherry and walnut shift more; white oak and hickory shift less. Window UV film and rotating rugs slow the rate. The shift is part of real wood's character, not a defect.

### How long does hardwood installation take?

Most rooms take two to four days, including moisture testing, acclimation, installation and finishing. Larger whole-home installations run five to seven business days. Click-lock engineered hardwood is faster than nail-down solid.
