Why LVP Dominates Florida Homes
Luxury vinyl plank is a multi-layer synthetic flooring product engineered specifically to address the problems that damage other flooring types in Florida's climate. The core layer is either rigid or semi-rigid, depending on the product line, and resists the moisture that causes hardwood to swell and laminate to buckle. The wear layer on quality LVP products handles the daily foot traffic that accelerates surface degradation in softer materials.
In Polk County homes, we consistently recommend LVP for kitchens, hallways, living areas, bathrooms, laundry rooms, and any space where moisture, foot traffic, or pets are a factor. It is the flooring type our installation crews place most often, which means our team's familiarity with proper installation technique, expansion gap management, and threshold finishing reflects years of real-world experience with this specific product category in this specific climate.
Not all LVP is the same. The brands we carry are selected based on wear layer thickness, core rigidity, dimensional stability under temperature change, and realistic performance over time in Florida conditions. We are direct with clients about the differences between product tiers so the selection decision is made on facts, not marketing language.
LVP is not the right choice for every space. In rooms where you want the warmth and natural character of real wood, engineered hardwood may be more appropriate. We will tell you when another material is a better fit for your specific project and explain why.

Moisture testing before every installation. Every LVP project we install begins with a free on-site visit that includes a full subfloor moisture test. Elevated moisture readings change the product recommendation and the installation method. Skipping this step is how LVP installations fail. We do not skip it.
Technical Specs That Matter
Four specifications that determine how well an LVP product will actually perform in your home over the long term. We discuss these with every client before a product is selected.
The wear layer is the clear protective coating on top. It determines scratch resistance and how long the surface pattern remains intact under foot traffic. 6 mil is adequate for low-traffic areas. 12 mil is the standard for high-traffic residential. 20+ mil for commercial or heavy-use spaces. We recommend 12 mil minimum for most Polk County homes.
Rigid core LVP (SPC or WPC) is dimensionally stable under Florida's temperature swings. Standard LVP flexes and can telegraph subfloor imperfections. For Florida homes where floors may be in rooms that are not always climate-controlled, rigid core products perform more reliably over time.
Thicker planks feel more substantial underfoot and handle subfloor minor imperfections better without deflection. 6 mm is entry-level. 8 mm is standard for most residential applications. 12 mm provides the closest feel to hardwood. The right thickness depends on your subfloor flatness and your budget.
Look for products rated 100% waterproof through the core, not just water-resistant on the surface. Water that penetrates plank seams can reach the subfloor even on surface-resistant products. All LVP brands we install carry a full waterproof core rating, which is essential for Florida bathrooms, kitchens, and any area with moisture exposure.

Installation Process

We visit your home to measure accurately, perform a subfloor moisture test, and assess levelness. Prep requirements and their costs are identified here, not discovered on installation day.
Leveling compounds, moisture barriers, and old flooring removal if needed. We do not install over a subfloor that will cause the finished floor to fail. This step protects your investment.
Planks are installed with proper expansion gaps at all walls and fixed objects. Threshold transitions, reducer strips, and quarter-round trim are finished to a clean standard.
We walk the completed floor with you, point out transitions and care requirements, and confirm you are satisfied before we close the job. LVP-specific cleaning guidance is provided.
