Four specifications that determine how well an LVP product will actually perform in your home over the long term. We discuss these with every client before a product is selected.

Wear Layer
12+ mil

The wear layer is the clear protective coating on top. It determines scratch resistance and how long the surface pattern remains intact under foot traffic. 6 mil is adequate for low-traffic areas. 12 mil is the standard for high-traffic residential. 20+ mil for commercial or heavy-use spaces. We recommend 12 mil minimum for most Polk County homes.

Core Type
Rigid

Rigid core LVP (SPC or WPC) is dimensionally stable under Florida's temperature swings. Standard LVP flexes and can telegraph subfloor imperfections. For Florida homes where floors may be in rooms that are not always climate-controlled, rigid core products perform more reliably over time.

Plank Thickness
6–12 mm

Thicker planks feel more substantial underfoot and handle subfloor minor imperfections better without deflection. 6 mm is entry-level. 8 mm is standard for most residential applications. 12 mm provides the closest feel to hardwood. The right thickness depends on your subfloor flatness and your budget.

Waterproof Rating
100%

Look for products rated 100% waterproof through the core, not just water-resistant on the surface. Water that penetrates plank seams can reach the subfloor even on surface-resistant products. All LVP brands we install carry a full waterproof core rating, which is essential for Florida bathrooms, kitchens, and any area with moisture exposure.

Subfloor Preparation

Leveling compounds, moisture barriers, and old flooring removal if needed. We do not install over a subfloor that will cause the finished floor to fail. This step protects your investment.

LVP Installation

Planks are installed with proper expansion gaps at all walls and fixed objects. Threshold transitions, reducer strips, and quarter-round trim are finished to a clean standard.

Walkthrough & Care

We walk the completed floor with you, point out transitions and care requirements, and confirm you are satisfied before we close the job. LVP-specific cleaning guidance is provided.

In some cases, yes. LVP can go over existing tile when the tile is fully bonded, level, and the height addition at thresholds is manageable. Installing over existing hardwood requires confirming there are no moisture issues below. We assess both scenarios during the free on-site visit and give a direct recommendation. In many cases, removing the existing floor is the better choice because it allows a proper subfloor inspection and eliminates the risk of hidden problems being sealed in below new flooring.
Quality rigid core LVP with a 12 mil or higher wear layer typically lasts 15 to 25 years in residential use. Commercial-grade products with 20 mil wear layers are rated for 25 to 30 years. Lifespan depends on traffic levels, whether furniture feet are protected, and whether the subfloor was properly prepared before installation. Products installed over an uneven or moisture-compromised subfloor will fail prematurely regardless of the product's rated lifespan.
For enclosed, climate-controlled patios, rigid core LVP is a reasonable choice. For garages that see temperature extremes and direct vehicle contact, LVP is not the right material. For open or partially exposed outdoor areas, tile or concrete coating is more appropriate. We give honest guidance on material appropriateness for your specific space during the estimate visit.
