What Most Installers Skip

The Floor You See Depends on the Floor You Don't.

Every flooring failure we've been called to fix — cupping hardwood, lifted LVP, cracked tile grout — traces back to one of three things: bad moisture management, an unlevel subfloor, or the wrong material choice for the room.

Our estimate process starts with a moisture test on the existing subfloor. For concrete slabs, this means a relative humidity probe. For wood subfloors, a pin meter reading. The result determines what flooring is actually appropriate and what underlayment system is required.

Subfloor leveling comes next. Industry standard is 3/16 inch variance over a 10-foot span. Many older Florida homes exceed this. We document the variance during estimating and include leveling work in the quote, not as a surprise add-on after install begins.

The third honest conversation is about material fit. Hardwood isn't right for a bathroom. Laminate isn't right for a Florida kitchen with moisture risk. We'll tell you when LVP is the more practical choice, even if you came in asking about something else.

Room-by-Room Guide

Which Flooring Goes Where in a Florida Home

Different rooms have different demands. Here is the no-nonsense guide we give every client during the showroom visit.

🍴
Kitchen

Best: LVP or porcelain tile. Both are waterproof and forgiving of spills. Hardwood works in open-concept kitchens with careful moisture management, but LVP is the safer choice.

🚿
Bathroom

Best: Porcelain tile. Direct water contact requires a fully waterproof surface with grouted seams. LVP works in half-baths or powder rooms. Hardwood and laminate should be avoided entirely.

🛋
Living Room

Best: Hardwood or LVP. For climate-controlled spaces with no moisture risk, engineered hardwood adds the most value. LVP is the practical alternative.

🛏
Bedroom

Best: LVP, laminate, or hardwood. Bedrooms have low moisture risk, so all three work. Choice usually comes down to budget and aesthetic preference.

💼
Home Office

Best: Laminate or LVP. Rolling chairs handle better on these than on hardwood (which can scratch). Laminate is the budget option, LVP the upgrade.

🏖
Lanai & Covered Patio

Best: Porcelain tile. Florida lanais see humidity swings, occasional rain, and pool chemical exposure. Only porcelain handles all three reliably.

🧺
Laundry Room

Best: Porcelain tile or LVP. Both handle the moisture risk from washing machine leaks and water heaters. Tile is more resilient long-term.

🔑
Rental Property

Best: LVP. Durable, waterproof, easy to repair plank-by-plank, and visually upgrades the property at a reasonable cost. The default rental property recommendation.

📐
Whole Home

Best: LVP or LVP + tile combination. For visual continuity, LVP throughout is the easiest path. For functional optimization, LVP in living areas plus tile in wet rooms is the gold standard.

Florida note on moisture: The single most important consideration in Florida flooring is moisture. Concrete slab homes have natural moisture migration from the ground. We test every subfloor before quoting and design the underlayment system around the actual readings — not assumptions. Floors fail in Florida when this step is skipped.

Common Questions

Flooring Installation FAQs

LVP is the strongest all-around recommendation. The waterproof rigid core handles Florida humidity, kitchen spills, and bathroom moisture without issue. Porcelain tile is best for wet areas specifically. Hardwood works in climate-controlled living spaces with careful installation.
Most single-room installations complete in one to two days. Whole-home installations run three to five business days depending on square footage and material. Tile typically takes longer because of the curing time between mortar and grout stages. We provide a specific timeline at the estimate visit.
Usually yes, but it depends. Existing flooring removal is included in our estimates. The exception is when LVP or laminate can be floated over an existing flat surface like vinyl tile. Even then, we recommend removal for the best long-term result.
A moisture test measures the moisture content of your subfloor before flooring is installed. For concrete slabs we use a relative humidity probe; for wood subfloors a pin meter. Readings above manufacturer thresholds void most flooring warranties. We run this test on every estimate at no charge.
Installed pricing typically runs: laminate $3–$7 / sq ft, LVP $4–$9 / sq ft, tile $8–$15 / sq ft, and hardwood $8–$14 / sq ft. Wisetack financing is available from $500 to $25,000 for qualified consumers.
Yes. Subfloor leveling is included in our estimates when needed. Industry standard is 3/16 inch variance over a 10-foot span. We document the actual variance during the estimate visit and include any leveling work in the written quote. No surprise add-ons after install begins.
Yes. For renovations where cabinets stay in place, we install flooring up to the cabinet base. For new kitchens where cabinets are also being installed, we coordinate the install sequence: cabinets go in first, then countertops template, then flooring finishes the room. Each trade is scheduled to prevent overlap.
Yes. We repair damaged LVP planks, replace broken tile, refinish or replace damaged hardwood sections, and patch laminate damage. For repair-only jobs, call directly to discuss scope and pricing. Most repairs scheduled within one week.
