About Laminate

Where Laminate Still Makes Sense

Modern laminate flooring has improved dramatically over the past decade. High-pressure decorative layers, realistic embossed textures, and AC4-rated wear surfaces produce a floor that looks close to hardwood at roughly half the cost. In the right application, it's the smart financial choice.

The category has one significant limitation that decides where it fits: laminate is water-resistant but not waterproof. Surface spills wiped up quickly don't damage the floor, but standing water (a refrigerator leak, a bathroom flood, a pet accident left overnight) can swell the core and require plank replacement. This is why we don't recommend laminate for kitchens, bathrooms, or laundry rooms in Florida homes.

For bedrooms, home offices, hallways, and rental properties — rooms where moisture exposure is minimal — laminate is a strong value choice. The visual quality at normal viewing distances rivals real hardwood. The click-lock installation is fast. The plank cost is significantly lower than LVP or hardwood.

The closest comparison is LVP (luxury vinyl plank). LVP has a waterproof rigid core, costs slightly more, and works in more rooms. Laminate has a slightly more realistic wood-look at the lowest price point and works only in dry rooms. For homeowners weighing the two: if your project is whole-home or includes any wet rooms, choose LVP. If your project is bedroom-only or rental-focused, laminate is the smart financial pick.

For rental property owners specifically, laminate is the go-to recommendation for bedroom areas. The visual upgrade over carpet is significant, the maintenance is minimal, and the installation cost stays low enough to make economic sense across multiple units.

Key Properties

What Makes Laminate Different

💵
Lowest Cost Wood-Look

Installed laminate runs $3 to $7 per square foot — the most affordable wood-style flooring category. For budget-conscious renovations and rental properties, the financial advantage is real.

📐
AC4–AC5 Wear Ratings

Modern laminate uses AC (abrasion class) ratings to measure wear resistance. AC4 handles all residential traffic. AC5 handles commercial-level use. We default to AC4 for residential installs and AC5 for rental properties.

Honest Limitation

Water-resistant only, not waterproof. Standing water can swell the core. Not appropriate for kitchens, bathrooms, or laundry rooms in Florida homes. Choose LVP for those areas.

Laminate vs LVP

The Honest Comparison

Most homeowners considering laminate are also weighing LVP. Here is the side-by-side breakdown.

Choose Laminate When

  • Budget is the priority. Laminate is roughly 30 to 40 percent less expensive installed.
  • Rooms are all dry. Bedrooms, offices, hallways with no moisture risk.
  • Rental property. Easy install, easy refresh between tenants, low upfront cost.
  • Most realistic wood look matters. Premium laminate has the edge here over basic LVP.

Choose LVP When

  • Any room sees moisture. Kitchens, bathrooms, laundry, or whole-home consistency.
  • Long-term residence. The waterproof core is worth the cost premium for homes you'll live in 10+ years.
  • Pets or kids. The wear and accident-tolerance of LVP is significantly better.
  • Florida concrete slab. Slab moisture migration is more forgiving with LVP's waterproof core.

Default recommendation: For most owner-occupied Florida homes, LVP is the better choice. For rental property bedrooms and budget-constrained dry-room renovations, laminate is the smart financial pick. Call to discuss your specific scenario.

Common Questions

Laminate FAQs

No. Laminate is water-resistant but not waterproof. Surface spills wiped up quickly cause no damage. Standing water (overnight pet accident, refrigerator leak, bathroom flood) can swell the core and require plank replacement. For any room with moisture risk, LVP is the right choice instead.
AC (abrasion class) ratings measure laminate's wear resistance. AC3 is light residential use. AC4 is heavy residential use (our standard recommendation). AC5 is light commercial / rental property use. Higher AC ratings cost slightly more but last significantly longer. For rental properties, we recommend AC5.
Properly installed AC4 laminate in residential use typically lasts 10 to 20 years before aesthetic refresh is desired. AC5 in commercial or rental use lasts 15+ years. Replacement is usually driven by style preference change rather than material failure. The wear layer determines functional life.
Sometimes yes. If the existing floor is flat, sound, and well-adhered, laminate can float over it. The floor height increase needs to clear doors and appliances. We assess during the estimate. For best long-term results, removal of the existing floor is recommended.
Modern laminate visual quality has improved dramatically. AC4-rated products from quality manufacturers produce visuals indistinguishable from real hardwood at normal viewing distances. Lower-grade laminate (AC3 builder grade) does look notably synthetic. Specification matters — we install quality lines.
No. Laminate has a printed visual layer over a fiberboard core. Sanding through the visual layer destroys the floor. Damaged planks must be replaced individually. This is one of the practical advantages of real hardwood which can be sanded and refinished multiple times.
Significantly. The floating click-lock installation system means no nailing, no glue, no curing time. Most rooms complete in a single day. Whole-home installations run two to three days depending on square footage and complexity.
Installed laminate in Polk County typically runs $3 to $7 per square foot including material, underlayment, and professional installation. AC5 commercial-rated products run at the upper end. A 1,000 sq ft installation commonly falls between $3,000 and $7,000. Wisetack financing is available.
